Why is power the main constraint for AI data centres?

AI and HPC deployments need large, reliable blocks of power, often tens of MW, and grid capacity in many regions is already committed. Where power can be delivered, and when, usually determines where AI capacity can be built.

What is a powered shell?

A powered shell is a building with confirmed power supply and core infrastructure in place, ready for a tenant or developer to fit out data centre systems. It can shorten time to deployment.

What is powered land?

Powered land is a site with confirmed or advancing utility capacity (or on-site generation) sufficient for data centre development.

What is behind-the-meter generation?

Generation located on or next to the site that supplies the load directly rather than through the utility grid, such as on-site gas generation or CHP. It can supplement or bridge utility supply.

Why does liquid cooling matter for AI?

High-density GPU racks produce far more heat than traditional IT. Direct-to-chip liquid cooling, with coolant distribution units (CDUs), is increasingly needed to support these densities.

Getting started

What does an infrastructure developer do?

A developer takes a project from idea to operation: securing sites and power, studying the grid, obtaining permits and approvals, and coordinating design, procurement and construction. Greenfinity provides these services for energy and AI infrastructure.

What is a point of interconnection (POI)?

The POI is the location where a project connects to the transmission or distribution grid. Its capacity and constraints strongly influence project size, cost and timing.

Do you sign NDAs?

Yes. We are happy to sign a mutual NDA before you share site, financial or technical details.

Grid interconnection

How does the AESO connection process work?

In Alberta, projects follow the AESO connection process, which moves through defined stages of study and regulatory filings, such as Need Identification Documents, before connection. We support projects through each stage.

How does the IESO process work in Ontario?

In Ontario, projects are studied and assessed through the IESO's connection process, often in connection with competitive procurements. Well-prepared applications with accurate models move faster.

What are PSS/E and PSCAD studies?

PSS/E is used for steady-state, short-circuit and dynamic stability studies; PSCAD is used for detailed electromagnetic transient studies, particularly for inverter-based resources and HVDC.

What is the WECC composite load model?

A dynamic load model used in western North American grid studies to represent how loads respond to disturbances. Utilities increasingly require it for large loads such as data centres.

Energy projects & economics

What drives network upgrade costs?

Upgrade costs depend on how much new capacity the grid needs to accommodate your project: new or upgraded lines, transformers and protection equipment. They vary widely by location.

What is a Power Purchase Agreement (PPA)?

A long-term contract under which a buyer agrees to purchase electricity from a project at an agreed price. It is often central to financing a project.

How does curtailment affect project revenue?

Curtailment occurs when grid constraints prevent a project from delivering all the energy it could produce. Curtailment analysis estimates this lost output so it can be priced into decisions.

What does construction management include?

Engineering and design coordination, construction oversight, equipment installation and commissioning, and ongoing quality and schedule control.
